New Building Regulations 2012
You may be aware that the Building Regulations (Northern Ireland) 2000 as amended have been replaced by the Building Regulations (Northern Ireland) 2012. The existing ‘Deemed to Satisfy’ Technical Booklets are replaced with a new suite of Guidance Documents.
The change came into effect on 31 October 2012

Castlereagh is one of the most progressive Borough's in the Province, providing a high level of amenities for the increase in population and boasting the lowest rates in the Province.
It has therefore become a desirable place to live for commuters as it has good modern access routes leading in all directions and excellent retailing facilities.
Growth in the Borough is due to a wide range of new developments, alterations and improvements, ranging from major retail developments to roof space conversions.
The aim of the Building Control Service is to deliver a customer orientated quality service to architects, designers, developers, builders, solicitors and the general public, and as such ensure a safer and healthier built environment for all.
The Building Control Service unit manager is Colin Duff.
He is supported by the Senior Building Control Officer, four full time Building Control Officers and two full time and one part time administrative staff.
Building Control Officers will provide assistance and advice on any Building Regulation matter. If you give the correct notices and keep in regular contact, you will avoid the difficulties associated with contraventions of the regulations.
As well as enforcing the application of The Building Regulations, the Building Control Service has a responsibility for Street Naming, Dangerous Buildings legislation, Energy Performance of Buildings Legislation, assisting with the processing of Property Certificates, and the provision of other technical advice to the Council. .

THE BUILDING REGULATIONS ARE CHANGING!
From 31st October 2012
Building Notice applications will be accepted for the following only:
- Extensions less than 10m2
- Garage conversions less than 10m2
- Roof space conversions less than 3m2
- Heating Systems
- Installation of solar panels
- Structural alterations (removal of wall / Velux window / installation of patio doors etc)
- Thermal renovations (loft insulation / cavity wall insulation / dry lining etc)
One BN application for each dwelling
BN applications for domestic works only
